The “Prestige Falcon City “, well prestigious as it was, I just have to mention, Kanakapura road just has too much dust flying around, mainly the metro has added to this dilemma but if you are asthmatic you are going to have a rough day there. On arrival to the property I was guided to the marketing office where in I was briefed about the prices, the property is a colossal concrete jungle I felt insignificant in front of the 30+ floor 7 building infrastructure (each building has 4 towers, that’s 28 towers there), the Prestige group has made a nifty achievement with this project, the layout was impressive.
Vaishnavi Oasis is another upcoming project in the vicinity in Anjanapura in the Konanakunte region, this spectacular project is situation in the BDA area and with fantastic roads to commute to. It may not be the glitz and glamour that Falcon city promises to be with its Mall as a buddy, but Vaishnavi is a project worth the buck.
It was impressive to note that “Prestige Falcon City” has A metro -station right at its doorstep and lies at the banks of the Kanakapura road. It takes 5-6 Kms to reach the Nice road and towards the left and a 3 Kms to reach the outer ring road that runs from JP Nagar and Banashankari.
While Vaishnavi Oasis is a couple of KM’s away from the metro it has good wide roads to access the metro station Efficiently
There is no Cauvery water supply and the complex are dependent on borewells for water. Also, since Konanakunte is in the infancy of understanding the development around it not many restaurants or hang out places around there. The nearest places for recreation will have you to come to Banashankari or JP Nagar or Jayanagar and its well connected.
With quite a few hospitals the area is well connected to health care like Rajnandini hospital and metro Hospital , even the Major Hospitals like Fortis are Accessible as they lie on the Bannerghatta road not far away. (There is short cut from Yelechanhalli to Gotigere)
Prominent schools like Kidzee, Modern School, Aryan school, RMS International school and Hillside college are among the elite schools in the area. Metro Cash and carry is also a stone throw away with a couple of other super markets in the Vicinity.
I was also informed a 11 Lac Square feet Forum Mall facing the main road would be opened in the coming years, and also sneaky bit of information that prestige plans on opening a tech-park somewhere in the vicinity was also told, but they didn’t seem to have much to add on to this.
The average base price in the area seems to be 6000 per sqft, Regarding to Prestige Falcon City, Slightly amused and fairly annoyed (with the prices) I stepped out of the project, to be honest it did look lovely but my wallet seemed to choke up a bit.
In Subramanyapura we took a right of on Gubulala Main road near the Krishna Leela Metro station, to be greeted with Mantri Serenity, an upcoming project by Mantri. Mantri is planning on building a mall and also, they have a 70000 Square feet club house named the lotus, mighty impressive. And the silver lining was “Mantri Serenity” happened to be a stone throw away from the nearest metro station, which was at the Gubalala road junction. Progressing from here through tiny roads and the numerous complementary potholes and turns like playing snake on my old Nokia phone, I arrived at “Rohan Akriti”
Rohan Akriti’s marketing office seemed like an oasis in middle of a desert for me… this project seemed a bit in the middle of nowhere. But the sample 2 BHK and 3BHK houses that I saw, seemed well designed and constructed, the 2 BHK seemed a bit too claustrophobic but the 3 BHK was a delight, and have to say the prices were a quite welcoming here for the 3 BHK and they claim a possession date of June 2020.
The metro station Is probably within a kilometer for Mantri Serenity, and maybe around 2.5 kilometers for Rohan Akriti, While Mantri Serenity lies very close to the Kanakapura main road, Rohan Akriti lies close to the Thurahalli 80 ft road. Both the Projects are fairly close to the NICE road which makes accessing Electronic city a breeze. But maneuvering to Rohan Akriti is a bit of a hassle if you ask me
There is a good abundant supply of water in the area, like mentioned earlier Mantri developers are building a mall in the area. The Falcon City mall is also in the region and ISKON is planning a Entertainment parkin the region. The Metro Cash and carry is basically about 5 Kms Away.
Prestigious schools like, Valley School, Kumarans School, Delhi Public School RMS International school are all in the vicinity.
Priced at 4500/Sqft Rohan Akriti is definitely bang on the buck being one of the economical projects is this best in this Area, the 3 BHK is definitely a worthy choice. The Mantri serenity is placed at 5000+ per square feet and happens to be a worthy project considering how it would appreciate over the years considering the mall around the premise and the Metro station being a close Neighbor.
