The entire process of availing the Encumbrance certificate is online on Zippserv. After placing the order, you will be able to attach the required documents like previous sale/release/gift/partition deed etc on your order page. The document should be registered and should have the schedule of the property clearly written. Once the lawyer recieves the soft copy of this document they will apply for the EC for the duration requested, in the appropriate sub-registrar's office. On receiving the EC, they will attach the soft copy in the same order page, which you will be able to download and view. The hard copy of the EC, will be shipped to your door-step.
You will need to provide one softcopy of any previous executed deed of the said property on which the EC needs to be extracted. This can be previous sale deeds, partition deeds, gift deeds, release deeds, etc. The schedule of the property should be clearly visible in these attached documents. The Registered deed number should also be visible on these documents.
EC from 1/4/2004 onwards are available in computerized formats at the sub-registrar’s offices and you can get them quickly within 2-3 working days. ECs prior to 31/3/2004 dates have to be manually retrieved by referring to the Books at the sub-registrar offices. Retrieval of such back dated ECs will take longer and you have to wait at least two weeks.
