Mallasandra seems to sprawling with new projects and quite a few resale projects too. Salapuria Sattva Misty Charms is one of the properties under construction. And Godrej Eternity with a sprawling 18 Acre project made Mallasandra appealing to me. I was further informed Mahindra plan and Purva also plan on building projects here.
Now coming to the point, the roads are terribly small and incredibly dusty, also with the Kumaran’s school at the end of the street that provides access to all these establishments, it’s too congested. And the team at Godrej informed us that the road shall be widened in time, but seeing how there is a temple at the entrance of the road I really do not see how this will come to fruition.
Apart from this, the Metro station is just a kilometer away for these projects, and Nice road is also an easy connect once on to the Kanakapura Road.
This place is connected to some of the finest schools in the area like Kendriya Vidyalaya, St Benedicts School and Kumaran’s. For hang out places as of now you will have to commute to Jayanagar or JP Nagar.
There are no Cauvery water amenities here, water needs are supplied by Borewell and Godrej Eternity mentioned Rain water Harvesting techniques which we weren’t further briefed about.
This dusty patch of land is worth quite a lot, at 7500/ sqft for Salapuria Misty Charms and Godrej Eternity at 6500 / sqft is a hefty price. But I think is justifiable to a certain extent.
It is interesting to note that on further research into the property prices around this area, I came to observe that several completed projects in the immediate vicinity was at a lower price , courtesy of Zippserv Clean Properties I was able to find the prices of the completed projects and it was quite astonishing on how Godrej were justifying such high prices.
