In the normal scheme of things, property verification is done by looking at photocopies of documents provided by the builder/seller. The problem is that there have been several instances in the past, of builders/sellers in Pune providing fake documents for verification. Hence we advise our clients to have a check on the documents and get them cross-verified at relevant Government Offices. We will visit the necessary government office such as Sub-registrar, PMC, PMRDA etc. to independently cross-verify 3 most crucial documents for your property.

We will choose three documents from the following list which are most relevant for you based on the property type and construction status -

• commencement certificate
• occupancy certificate
• building license & sanction plan
• 7/12 extract
• Any one NOC provided by departments like Fire, Pollution Control etc.

Once the lawyer requests for the relevant documents, you can upload soft copies which you have received from the seller/builder on the order page.

The lawyer will visit the government office along with the soft copies you have sent and cross verify them with the ones on government records.

The lawyer will issue a "Certificate of Verification" once the verification is completed and will be uploaded on the order page.
