This is an all-inclusive package for change of ownership of re-sale properties.

  • Property title search report for 15 years 
  • Drafting of sale agreement /MOU
  • Getting the MOU printed on stamp paper

  • Property registration (registering the sale deed)
  • Overall legal supervision and consultation

How it will work:

  • Upon receiving the order, we will ask you the property details and relevant documents like buyer & seller address, ID proof, property value, PANs, previous sale deed, Tax Paid receipt, property documents etc.
  • We will generate a title search report for 15 years; this can be submitted to the bank for loan processing (if applicable).
  • As per this we will draft the sale agreement or the MOU. You need to get it reviewed by seller.
  • As sale agreement is necessary in most cases when you opt for a bank loan. If you opt for a sale agreement, you would also need to register it. This add on has to be purchased separately.
  • Registration of the sale agreement involves paying the stamp duty and registration charges also; we will facilitate the appointment at the registrar office for this, when you select the add-on.
  • In case you opt for an MOU (to be done when the sale agreement is not required), the same has to be printed on stamp paper.
  • We will draft the Sale deed for you. You should get it reviewed by the seller as well. You will be informed about applicable stamp duty & registration charges (provided you have not already paid the same when registering sale agreement).
  • We will take an appointment with the respective sub-registrar office on a mutually convenient date. You will need to be present with the seller along with originals of the documents mentioned above.
  • Payment of stamp duties, registration charges need to be done online.

Add-on:

  • Registration of Sale Agreement: This is lawyer charge for legal assistance at sub-registrar office for Sale Agreement registration
  • Certified copy of sale deed: In case you are taking bank loan, the original copies are taken by your bank. This certified copy will remain as your reference.

Imp Note:

  • For sale deed registration, fee mentioned here is professional fee only and does not include Stamp duty or any miscellaneous expenses. These expenses have to be paid as per actuals.

Detailed review - quite helpful

Thanks for doing a detailed review of my sale agreement. The lawyer was able to identify some points where the developer had inserted one-sided clauses. Thanks to Zippserv, I was able to get those clauses removed.
