Hello,

Can someone help me listing out the various legal points I must have in agreement to sale. This is for a resale flat I am buying whitefield.

A good Sale Agreement should have the following key points:

1.) The date on which the sale agreement is being executed.

2.) Name, Father/Husband’s Name, Age, Address and PAN card details of the Vendor(s) and Purchaser(s).

3.) Schedule of the property.

4.) Title flow of the property.

5.)Total sale consideration, i.e. the total sale value.

6.) Advance payment & mode of payment.

7.) Timeline for completing the transaction, i.e. registering the sale deed.

8. )Vendor obligations.

9.) Non-solicitation by Vendor.

10.) Dispute handling mechanism.

11.) TDS details.

12.) Default, exit and penalty clause.
