I am trying to sell my flat, I want to make sure all documents are ready and in hand with me. I only have a sale deed with me. Not sure if that is enough.

Just the Sale Deed will not be enough, you do need to have a few more documents for completing the registration. The other documents that are usually required at the time of Registration in Bangalore are as follows:

1.) Latest Khata Certificate and Extract in your name

2.) Latest Property Tax Paid receipts

I forgot to add that you will be have to get a new Sale Deed drafted by a competent property lawyer, which will be registered at the Sub-registrar office and transfer the ownership to your buyer.
