Suppose you are buying a property in Bangalore. For transferring the ownership of the property to your name you will get the Sale Deed registered in the Sub-registrar office. Now you are the owner of the property. Khata is an account which the BBMP keeps for every property to access the tax that needs to be paid for that. This Khata is still in the previous owners name. You need to transfer it to your name so that it is updated in the government records. You can however continue to pay property tax on the property even without transferring the Khata in your name. But please remember that you should get it transferred to your name as early as possible to avoid problems in future. You will find it difficult to sell this property if the Khata is not in your name.
