It is not mandatory to get into a Sale Agreement. However, it is always advisable to get into one so that both your(Seller and Buyer) interests are protected in case either of you back out of the transaction. Additionally, if your buyer is purchasing this through a Bank Loan, then his/her bank will definitely ask for a Sale Agreement between the two of you to process their Home Loan.
